Heart of Georgia Foundation Pros is a foundation repair company built specifically around the conditions of Middle Georgia — the fall-line geology where coastal sandhills meet piedmont clay, the red Georgia soil that holds water and moves slowly with the seasons, the humid subtropical climate that pushes humidity above 70 percent for months at a stretch, and the mix of antebellum, Victorian, mid-century, and brand-new construction that defines this region.

We started this company because the foundation repair landscape in Middle Georgia was being dominated by national franchises and out-of-town outfits applying boilerplate solutions to homes they didn’t really understand. A 130-year-old pier and beam home in Vineville is not a 12-year-old slab in Bonaire. The fall line runs right through our service area, and what works on a piedmont clay lot in Forsyth is not what works on a sandier upper-coastal-plain lot in Perry. We built a company that knows the difference.

What We Believe

Free inspections should actually be free. No hidden fees, no high-pressure follow-up, no inflated quotes for problems that don’t exist. If we come out and your foundation is fine, we tell you that and we leave. Most “free inspection” offerings in this industry exist to put a salesperson in your house. Ours exist to give you accurate information.

Honest written reports. Every inspection produces a written report with photographs of any issues we find. The report distinguishes between problems that need attention now, problems to monitor over time, and observations that aren’t actually problems. You should be able to make an informed decision based on the report — even if you decide not to hire us for the work.

Transferable lifetime warranties on pier installations. When you sell your home, the warranty transfers to the new owner. This matters in Macon’s market and matters even more in the Robins AFB rotation cycle in Warner Robins, where homes change hands frequently and a documented foundation history can be the difference between a clean closing and a renegotiation.

Respect for historic homes. When we work on a Vineville Victorian, an In-Town antebellum survivor, a Tattnall Square cottage, or a Forsyth courthouse-square home, we’re working on something that’s been there far longer than any of us and should be there far longer than any of us. We approach historic homes with the assumption that the original builders knew their craft for the era, and our job is to repair their work — not improve on it.
